The decision to build a house without a permit is one of those that must be well thought out. It is an investment and a financial commitment for many years. You should think about a good location, the size of the building, the layout of the rooms, the materials used and the techniques you want to use during construction. It should be remembered that your own house is also associated with obtaining the appropriate permits, preparing the required documentation and completing formalities.
Fortunately, already in 2015, the government decided to simplify certain regulations. In January 2022, another amendment came into force, thanks to which the construction of a 70m2 house without a permit came into force. What does it mean in practice to build a house without a permit? What are the restrictions and obligations?
According to the regulations governing the construction of a 70 m house without a permit, you do not have to hire a construction manager and keep a construction diary. When submitting the documentation to the appropriate office, you will then have to sign a statement on taking responsibility for managing the construction.
You can put your new house up to 70m2 anywhere, if the regulations allow it. Of course, the best choice will be a plot that in the local spatial development plans is intended for single-family housing or an area where it is possible to obtain development conditions.
Building a house without a permit 2022 assumes that it will be a year-round house up to 70m2 or an individual recreation building, also commonly known as a summer house. In the second case, the house cannot be used more than 180 days a year.
The construction law emphasizes that only one house can be built on a plot of 500m2. The building must also meet technical and construction requirements, m.in. maintaining a distance of 4 m from the boundary in the case of a building facing the wall with windows or doors towards the boundary and 3 m in the case of a house facing the border with a wall without windows and doors.
Building a 70m2 house without a permit involves a simplified procedure and documentation, so you can build your dream house much faster than in the case of traditional construction. An additional advantage of such houses is their lower price, which – depending on the finish – can range from 150 thousand to 300 thousand zlotys.

Designers and contractors meet the needs of their customers and offer more and more interesting, faster solutions. Some of the most frequently chosen houses are: modular houses, passive houses and prefabricated wooden houses.
Modular houses consist of ready-made elements that are larger fragments of the building. They are manufactured in factories, and on the construction site it is enough to combine them properly to obtain a full body. This type of building can be erected regardless of the season. Passive houses are distinguished by the use of modern technological solutions that allow you to reduce the energy demand needed to heat it. Their main feature is excellent insulation. Prefabricated wooden houses are built on a similar principle to modular houses. Its individual elements (roof, walls, ceilings) are created in a factory and then joined on the construction site.
