Year-round modular houses are gaining great popularity in Poland. What speaks for them? Both affordable costs and short construction time – it can take up to two months. These are no longer just temporary buildings, e.g. for a holiday stay, but a real alternative to brick construction. What is the specificity of such facilities and are modular houses durable? Check!

Modular houses, what does it mean?

Asthe name suggests, houses of this type are made of modules – these are prefabricated elements that are usually made of expanded clay concrete. The second solution is a frame structure with appropriate filling. External walls can be covered with various materials. Most often these are waterproof OSB-3 boards and noble plaster. As a result of their use, modular houses do not visually stand out from brick buildings. Their structure, on the other hand, is mounted on properly prepared foundations in the ground. This is why modular houses are durable and can be used all year round.

The process of creating modular houses – how does it work?

The construction of modular houses is carried out in two stages. The first one takes place in the production hall, where prefabricated elements are made. Importantly, the individual elements must fit together perfectly. Later, the modules are transported to the indicated building plot, on which the foundations were previously built. The second stage of building a modular house is the assembly of elements on site. In companies offering the construction of such facilities, you can find specific, ready-made projects. If you want to individualize your building, it is possible. Remember, however, that not every change will be possible, if only for logistical or assembly reasons. It is worth discussing the details with experts.

How long does it take to build?

The production of modules takes the most time, and their assembly is a matter of just a few days. Of course, it also depends on various external factors, but such facilities can be erected even in adverse weather. The total time of construction of a modular house is therefore about 2-3 months. Meeting such a short deadline for the completion of works would be rather impossible with the use of traditional construction technology. But what about the building permit? If the area of a modular house does not exceed 35m2, you do not need a permit, but only a notification to the city hall or county office. However, if you are building a house with modules of a larger area than the one mentioned, you must apply for a permit.

In terms of longevity and durability, a modular house is in no way inferior to a traditional one. However, this is also influenced by the standard of its workmanship. It is worth thinking about it already at the order stage, because it is in the quality of materials for modules that the first success lies. And what if, by the way, you care about caring for ecology and want to build a house in this spirit? If you are wondering whether energy-efficient modular houses are durable, don’t worry! You can opt for an ecological and efficient way of heating, such as a heat pump or a gas boiler, but also alternative energy sources, such as photovoltaics. Also remember that you can expand a modular house with more elements at any time. The biggest advantage of these structures is the quick completion time, which is unattainable for virtually any other construction technology. It is also worth appreciating ergonomics, savings related to operation (low heating costs) and soundproofing.
